Powder House Cooperative is a resident-owned manufactured home community in Exeter, N.H. We are a terrific neighborhood for people who like a suburban setting with easy access to larger cities. Manchester is a 30-minute drive from Powder House and home to an abundance of restaurants and shopping, including the Mall of New Hampshire. Portsmouth is only 18 miles away and we are a 15-minute drive from New Hampshire’s beautiful seacoast. Boston and Portland, Maine, are a quick one-hour drive from Powder House.

If the ocean air, breeze and sunshine inspires you – you’ll be in your element here. We enjoy many public beaches less than 30 minutes from home – such as Hampton Beach State ParkJenness State Beach, and Wallis Sands State Beach. And if boating is more your thing, drop your boat in Great Bay – a beautiful large tidal estuary – in one of the several access points including Chapmans Landing about 15 minutes from Powder House Cooperative.

We own it

The Member homeowners of Powder House control the rent and make the rules. On Nov. 1,  2008, the ROC purchased the land and infrastructure, such as the roads and water lines. Now, a democratically elected Board of Directors manages the business of running Powder House Cooperative. Every Member household in the community has a say in who sits on the Board, how we spend our money, the annual budget, and whether we make changes to the rent.

We’re also part of a national network of more than 250 ROCs just like us. That membership provides us with access to expert coaching on how to run our ROC, leadership development and training, communication with dozens of community leaders who face many of the same issues we do, and more. Life in Powder House is truly different than in a commercially owned community – we invite you to find out firsthand how that difference makes living here so much better.
